Swinton Shopping Centre was acquired in 1996. The property formed the main shopping area in the town centre. Constructed in the mid 1960's, the centre comprised approximately 200,000 sq ft of retail with over 70 retailers anchored by Woolworths, Boots and Kwik Save. The investment offered opportunities to significantly enhance value through a lease re-gearing with the freeholder, refurbishment works, new build opportunities and the letting of vacant accommodation. Following the implementation of a business plan including a major refurbishment and the introduction of new anchor retailers to the scheme, the property was successfully sold in 2001, generating a return on equity capital of 195%.
