Mansford joint ventured with the founder of New Zealand’s principal quoted retirement village operator to facilitate entry into the UK market, creating Renaissance LifeCare Plc. Renaissance’s business model was highly evolved in the US, Australia, New Zealand, Canada and South Africa but almost non-existent in the UK and Europe. The business has four principal components: high quality residential accommodation, health care, support services and recreational amenities. The primary revenue driver is a membership fee on the accommodation, when a resident leaves or dies the firm is entitled to a percentage of the sales value, creating a valuable perpetual revenue stream.

Mansford worked closely with the firm’s New Zealand founder to bring the business model to the UK market. Mansford were instrumental at each stage of the business build including; strategy/business planning, appointing senior management, sourcing and structuring real estate and ultimately negotiating the acquisition of a complementary business to help the firm achieve growth and scale faster. The investment was successfully exited producing an IRR of 74.8% and a multiple on invested equity of 1.9x.
